A joint study by Bankier.pl and Otodom.pl has found that rental prices in Wrocław have increased for the 3rd month in a row.
The graph below shows the average price of rent for apartments in 3 different size ranges. The study finds the average price of rent in Wrocław for an apartment is currently 2323zł, which is the 3rd most expensive in Poland behind Warsaw and Gdansk.
The study does not go so far as to explain the specific reasons behind the rise in rents, however there are a few theories as to the multiple factors involved.
More and more foreigners are coming to work and study in Wrocław than ever before, which should put extra pressure on the housing market. On top of that, wages have gone up in many sectors, notably among IT programmers. Families have extra income too as a result of the 500+ scheme being extended.
Interestingly, despite the last 3 month-on-month increases, the study found that rents are actually 2.1% lower that at the same point last year. That might come as a surprise to Wrocławians who’ve seen their landlord bump up the rent recently.
